With so much information available on the internet buyers sometimes that they have all the information they need and question why they might need a Real Estate Agent.   Why do you need a Agent?



1)  To gain acess to homes in the marketplace you are interested in.

2) To understand the actual availability of the homes you want to see.

3) To avoid searching on outdated websites and receiving information on properties that are no longer available or under contract.   Also there are new properties that we have available that aren't visible yet on the internet.  Sometimes these are the very best deals on the market!

4) To avoid properties that are going to have terms that are unacceptable to you as the buyer. 

5) To get the latest information on price decreases, new to market homes, changes in availability, etc.

6) To make sure you're protected while purchasing a home and that someone with knowledge of the marketplace is there to represent you and your best interest.

7) We can help determine how much home you can afford.  It's important before shopping to understand how much your payment is going to be at a certain price point.  Also make sure that your loan payment will be within a range that you can afford based upon your debt.   There are many programs available that your Realtor® can make you aware of including buyer assistance programs, grant programs or other unique loans. 

8)  Your Realtor® can make sure when you are deciding what house to choose that you have objective information about each property from thier perspective.   Here is some of the information we like to share with buyers, local community information on utilities, zoning. schools, and will the property provide the environment I want for a home or investment?  Also, when buying a home you want to make sure that when you go to sell the property you will have a desirable property to sell so that it will sell quickly for top dollar.

9) Real Estate Agents will be able to negotiate the terms of your contract and make sure that proper processes are followed in regards to inspections, possession, etc.   We at Nextage Elite Realty always recommend a home inspection be conducted when purchasing a home. 

10)  Your REALTOR® provides helps ensure that all due dilegence occurs on the property to ensure that you are protected. Some of these inspections might include for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few.  We also work closely with the Title company to ensure that the Title of the home you are buying is clear and free of any outstanding liens. We provide a preliminary report on the title of the property that the title company provides to you.  Title indicates ownership of property and can have issues that will hold up the closing of the property or in worst case transfer to you the buyer.   Easement issues have been known to happen and your Real Estate agent can keep an eye out for these sort of issues.
